Our unique process for Site Selection Inc.udes the following steps:

Site Request Initiator: In this preliminary client interview, we capture the detailed site criteria Inc.uding:

• Number of sites
• Location(s)
• Size and dimensions
• Price
• Land use
• Demographic requirements

Additionally, we document the relative importance of each of these criteria, allowing us to better rank potential properties once identified.

Property Identifier: Our experienced area specialists use our unparalleled technology to sort and analyze all potential opportunities that meet your specific requirements. The result is a short list of those properties that meet your criteria.

Opportunity Analyzer: Upon identification, all potential properties are categorized in our Site Selector Matrix. Other information captured in the Site Selector Matrix Inc.udes relevant physical, political, and economic issues. We then use the previously identified weighted criteria to rank them in terms of their viability in meeting your needs.

Site Transactor: Once final sites are selected, our experienced staff negotiate to secure the property(s) through final purchase agreements. Additionally, our in-house transaction facilitators assist through closing.

Entitlement Assistor: Optimal sites may require complex and, in some cases, controversial and challenging governmental approvals. Magic Land & Management, Inc. has built a network of alliances with specialists in the land entitlement arena. Where required, these specialists, Inc.uding zoning attorneys, engineers, land planners and land economic professionals, can be coordinated by the Magic Land & Management, Inc. to become an integral part of the entitlement team.

Each of our Site Selection Services clients is unique and therefore our compensation will vary dependent upon their needs. That said, our Standard Exclusive Representation and Retainer Agreements:

• Last three to twelve months
• Require the payment of a monthly retainer, all of which is credited against future commission compensation
• Define a minimum commission based upon the size of the transaction(s)
